A concrete contractor for Portland homeowners
We are a concrete contractor serving Portland and nearby towns, and we work for homeowners: people planning a new driveway, replacing heaved front steps, pouring a garage floor or putting a foundation under an addition.
This site is written for them, from a triple-decker owner on Munjoy Hill to someone in one of Gorham's newer houses. Most of it explains how residential concrete works in this climate and under local rules, because a homeowner who knows what a sound job involves can judge any quote, ours included.
We keep to concrete: driveways, patios, walkways, steps, slabs, foundations and repair. We do not pave asphalt, and we are not the City's contractor, so work in the public street or sidewalk goes through City permits like anyone else's.
How we handle every concrete job
Every job follows the same order, whatever its size.
- We see the site before we price it. Measurements, grade, drainage, soil and truck access decide the job, so we look at them in person.
- We put the quote in writing. It names the thickness, the base, the mix and its strength, the reinforcement, the joints and the finish, so it can be compared with any other bid.
- We use a written contract. We write it to the standard of Maine's Home Construction Contracts Act, which limits the first payment to one-third of the price and requires every change order in writing, signed by both sides.
- We check the rules first. Curb cuts, street openings, historic district review, shoreland zoning and building permits are sorted out before the pour, and Dig Safe is notified before anyone digs.
- We pour to the weather. Outdoor concrete is air-entrained, and a pour that runs into cold weather is protected from freezing until it has gained strength.
- We explain the care. You get plain instructions on curing, sealing and deicers for the new concrete's first winter.
Maine does not license general contractors or concrete work, so the Attorney General's advice is to research any contractor before you hire and to ask for a lien waiver with each payment. Ask us for either. Our page on what drives the cost of concrete work shows what a complete quote should cover.
The area we cover
We work throughout Portland and take island jobs case by case, since equipment and materials have to cross by ferry or barge. Outside the city we cover South Portland, Westbrook, Scarborough, Falmouth, Cape Elizabeth and Gorham, each with its own page on local permits and ground, plus Windham, Cumberland and Yarmouth.
Each town keeps its own rules. Even the winter pause on street and sidewalk openings differs: it starts November 15 in Portland and South Portland and November 1 in Scarborough and Gorham, while Cape Elizabeth issues street opening permits only from April 1 to November 30. Wherever the job is, the same steps apply: a site visit, a written quote and a check of that town's rules before anyone digs.
